How the quick CMA works out the price range
The maths is simple on purpose, so you can explain it at the kitchen table:
- Each sale's price per square foot (or m²) comes from its sold price and size.
- Size differences are adjusted at half the median price per square foot, because extra space adds less than the average.
- Your own adjustments are added, each with a short note.
- The range runs from the lowest to the highest adjusted price. With 5 or more sales, the single highest and lowest are dropped.
- The midpoint is the median adjusted price.
A seller report in plain English
The AI writes a short summary of the range and how it was reached, one sentence on how each sale compares with the home, a note on where to list, and up to three caveats, such as a sale that's getting old. It uses only the numbers you entered. It never promises a price or a timeline, and it never describes a neighbourhood by who lives there.
The report carries your brand, headshot and brokerage, and you can print it or save it as a PDF.
CMA vs. appraisal: say it clearly
A CMA is your professional opinion of a likely price range. An appraisal is a formal valuation by a licensed appraiser. Sellers mix them up. Every Trulisted CMA is labelled “not an appraisal”, and the report explains that sale information comes from the MLS® and is believed reliable but not guaranteed. Share links are private and never show up in search.
Use your CMA in a listing presentation
Add the CMA to a listing presentation and its range appears in the pricing section, with the same disclaimer. You walk into the meeting with the marketing plan, previews of the seller's own photos and the numbers in one place. Quick CMAs, presentations and market updates come with Pro (CA$42 or US$31 a month) and the Group plan for teams and brokerages.

How Trulisted handles compliance →Quick CMA: questions agents ask
What is a quick CMA?
A comparative market analysis built from a few recent sales of similar homes, giving a likely price range for a seller. Trulisted's quick CMA uses 3 to 6 sold comparables and simple adjustments you can explain.
How many comparables do I need for a CMA?
Trulisted needs at least 3 sold comparables with prices and takes up to 6. Use recent sales of similar homes nearby.
Is a CMA the same as an appraisal?
No. A CMA is an agent's opinion of a likely price range. An appraisal is a formal valuation by a licensed appraiser. Every Trulisted CMA says so.
Can I adjust the comparables myself?
Yes. Add a dollar adjustment to any sale, up or down, with a short note such as “corner lot” or “older kitchen”. The range updates as you type.
Can I share the CMA with my seller?
Yes. Print it, save it as a PDF, or send a private link that search engines never index.
Which plans include the quick CMA?
Pro and the Group plan for teams and brokerages.
