Six safeguards on every listing
Labels on altered images
“Virtually staged”, “Virtual twilight”, “Virtual sky”, “Virtually decluttered” or “Renovation concept, not current condition” is burned into the image with the originals link (“Virtually edited” for anything else), in English or French. Animated edits add “AI-animated”. Enhanced and straightened photos need no label.

Compliance questions
Do I have to disclose virtual staging?
In practice, yes. California's AB 723 requires a disclosure and a link to the original photo since January 1, 2026. BC's Real Estate Services Rules prohibit misleading advertising and BCFSA advises labelling altered or AI-enhanced photos. The NAR Code of Ethics requires a true picture in advertising, and many MLS® boards have their own labelling rules. This is a summary, not legal advice: check with your managing broker.
What counts as a digitally altered image?
Under AB 723, an image changed with photo-editing software or AI to add, remove or change elements, such as furniture. Ordinary edits like lighting, white balance, sharpening, cropping and straightening generally don't count, as long as they don't change how the property is represented.
What is an Original Photos page?
A public page Trulisted creates for each listing that shows the unaltered photos for every staged or altered image. It's linked by short URL and QR code from the photo label, flyer, email and reel.
What does the compliance check before download do?
Before a listing kit can be downloaded, Trulisted confirms that altered photos are labelled, the Original Photos page is live, results that failed the honesty review are left out, the listing copy has no unresolved wording flags, and your brokerage name is set. The ZIP includes a compliance summary for your file.
How are AI-animated video scenes labelled?
A cinematic scene made from a real photo is tagged “AI-animated from a real photo”. A staged, twilight or decluttered photo that's animated keeps its own label plus “AI-animated”, such as “Virtually staged · AI-animated”, and the original photo is shown just before it. The video's disclosure frame links to the original photos.
Is Trulisted legal advice?
No. Trulisted is a marketing tool that builds common rules into your marketing. Rules differ by province, state, MLS® board and brokerage, so confirm requirements with your managing broker or regulator.
