Comparative market analysis

123 Maple Crescent

Surrey, BC

Detached/Single-family · 4 bed · 3 bath · 2,480 sq ft · Built 2004

Prepared Oct 14, 2026

Suggested price range

$1,320,000 – $1,365,000

Midpoint about $1,336,000, from 4 recent sales

Summary

Four recent sales of similar two-storey homes nearby suggest a list range of about $1,320,000 to $1,365,000. Each sale was adjusted for its size compared with this home, and for the differences noted by the agent.

Listing near the midpoint fits the evidence, given the renovated kitchen. The final price will depend on buyer response.

288 Birch PlaceSlightly smaller and older, with an original kitchen, so it is adjusted up.Jul 30, 2026$1,285,0004 / 2.52,350$547+$50,315older kitchen$1,335,315
3214 Cedar WayLarger and newer with an extra bedroom, so it is adjusted down for size.Sep 4, 2026$1,402,0005 / 3.52,620$535−$38,031$1,363,969
457 Alder CourtAlmost the same size, on a corner lot with a bigger yard, so it is adjusted down.Aug 2, 2026$1,349,5004 / 32,500$540−$25,433corner lot, bigger yard$1,324,067

How the adjusted prices work: each sale is adjusted for the difference in size at half the median price per sq ft ($543), because extra space usually adds less than the average price per sq ft. Other adjustments are the agent's, for differences such as condition, view or parking.

About these examples

Are these real listings?

No. Every example on this page is a fictional home. The photos were made with AI, then run through the same product agents use: the same staging, twilight, declutter, label, flyer, email, reel and social code.

Why do some photos have a label in the corner?

Any photo that was virtually staged, turned to twilight, given a blue sky or decluttered gets a label burned into the image, with a link to the original, unaltered photo. That's what BCFSA guidance, California's AB 723 and many MLS® boards' rules expect.

How long does a full kit like this take?

Typically a few minutes. Photo enhancement and the copy take about a minute; AI photos run four at a time at about two minutes per batch, including the AI honesty review.

Can I use my own brand colours and logo?

Yes. The flyer, email, reel, posts and CMA report use your brand kit: up to three colours (a main colour and two accents), logo, headshot, contact details and your brokerage's name.
