Trulisted cover: a comparison table of virtual staging tools with ticks for price, speed, label and original photo

Full disclosure: Trulisted makes one of the nine tools compared here. We've stuck to published facts and say where another tool fits better.

Empty rooms are hard to sell from a phone screen. Virtual staging fixes that for a fraction of the cost of renting furniture, and there are more tools to choose from in 2026 than ever.

The choice is harder than it looks. Some tools are AI apps that stage a room in seconds. Others are services where an editor works on each photo for a day or two. Prices run from well under a dollar to more than US$20 a photo, and only a few tools help with disclosure.

We compared nine options on price per photo, speed, furniture removal and disclosure support, using prices from each company's own website in October 2026.

What is virtual staging software?

Virtual staging software adds furniture and decor to a photo of an empty room. Buyers see a furnished living room or bedroom, but nothing was placed in the real home.

Most tools now use AI: upload a photo, pick a room type and a style, and get a staged version back. Many can also remove furniture or clear clutter.

The goal is to help buyers understand scale and use. A good staged photo shows that a bedroom fits a queen bed and a desk. See how it works on our AI virtual staging page.

AI virtual staging vs human staging services

The two main kinds differ in cost, speed and control.

AI staging apps return results in seconds or minutes. Most cost a few dollars a photo or less, usually sold as a monthly plan of photos or credits. The trade-off is that AI can get furniture scale wrong, or quietly change something it shouldn't, like a window or the flooring. You need to check every result: our guide to honest AI photo edits shows what to look for.

Human staging services have editors or designers stage each photo. As of October 2026, prices start at about US$16 a photo, and delivery usually takes 24 to 48 hours. You get more control and revisions are included, but cost and time add up on a listing with five or six rooms.

For most everyday listings, AI staging is a sensible place to start. A human service still makes sense for a luxury listing, an awkward room, or when you want specific pieces placed exactly.

What to look for in virtual staging software

Before you pay for any tool, test it on two or three of your own photos. Look for:

  • Photo realism. Light, shadows and reflections should match the room. Furniture shouldn't float above the floor.
  • Furniture scale. A sofa should fit the wall it sits on. Undersized pieces can make a small room look bigger than it is.
  • Walls, windows and floors unchanged. Staging should only add movable furniture and decor. A changed floor, moved window or hidden heater misrepresents the home.
  • Styles that suit your market. Modern and Scandinavian suit a condo. Farmhouse or coastal may suit a family home.
  • Decluttering and furniture removal. Most homes aren't empty. A tool that can empty a furnished room saves you a second service. See declutter and object removal and full room transformation.
  • Matching angles. If you stage two photos of the same room, the sofa should be the same in both. That's what multi-angle staging is for.
  • Price per photo. Work out the cost per staged photo you keep, not the headline plan price. Check whether retries count.
  • Disclosure labels and the original photo. Can the tool put a "Virtually staged" label on the image? Does it help you publish the original? In California, both are now required.
  • Rights and licence. Check that you can use the output commercially and who owns it. You also need a photographer's licence that allows edits.

Comparison table: virtual staging software at a glance

Trulisted is one of the tools in this table. Prices are the lowest we found on each company's own website, checked in October 2026, in US dollars unless a row says otherwise. Some are monthly plans and some are billed yearly or per image, as each row says. Plans change often, so check before you buy.

What each tool does well

Virtual Staging AI

Fast and focused. Results take seconds, every plan includes furniture removal with no watermark, and its site lists more than 50 styles. On the largest yearly plan, a photo costs US$0.53. A good fit for high volume.

Collov AI

Fast AI staging plus a wide set of photo tools. The entry plan includes furniture removal, a commercial photo licence and a one-click staging disclaimer. Higher plans add multi-angle staging and twilight.

REimagineHome

AI staging plus redesign tools, such as repainting walls, restyling surfaces and landscaping, and 5 free designs with no credit card. Useful for showing what a home could become, but redesign images change the home itself, so label them clearly.

PhotoUp

An editing company with AI staging in its credit system. Staging takes about one to two minutes, can declutter first and can add a "Virtually Staged" watermark. Handy if you already use PhotoUp for editing.

Apply Design

Choose one-click auto staging, or a DIY mode where you place the furniture yourself. Item removal is included and the first image is free. Good if you want more control without waiting a day.

BoxBrownie

Human editors stage each image for US$24 in under 48 hours, with free changes if you ask within two months. It also does item removal and day-to-dusk. Good for a high-end listing.

Styldod

A done-for-you service: US$23 an image, or US$16 each for 8 or more, in 24 to 48 hours with unlimited free revisions. Good if you'd rather hand the work off.

ListingAI

All-in-one listing marketing: descriptions, social posts, listing websites and videos. The Professional plan (US$36 a month) includes 300 image credits for staging, lighting edits and object removal. Good if you want many image edits in one subscription.

Where Trulisted fits, and where it doesn't

Trulisted is a compliance-first listing kit for agents in Canada and the US. Staging sits alongside photo enhancement, MLS® copy, a flyer, an email, videos and a listing website.

What it does well:

  • Labels burned into the image. Every staged photo carries "Virtually staged" and a link to the original, in English or French.
  • An Original Photos page for every listing, linked by short URL and QR code from the photo, flyer, email and reel.
  • An AI honesty review. A second AI compares each result with its original and holds back photos where it finds that walls, windows, floors, fixtures or views changed.
  • Furnished rooms, handled carefully. Declutter empties a room for 1 credit. Full transformation empties it and then stages it for 2 credits, and you keep both photos.
  • Six styles (modern, Scandinavian, modern farmhouse, luxury, coastal and industrial), with matching furniture across angles.

Where it's not the right fit:

  • Staging is counted per credit, not unlimited. Starter includes 8 credits a month (CA$23 / US$17), Pro includes 25 (CA$42 / US$31), and One Listing includes 12 with no subscription (CA$34 / US$25). Top-up packs start at CA$14 / US$10 for 10. At high volume, a dedicated staging app may cost less per photo.
  • There are no human editors. If you want a designer to pick each piece, use a service.
  • No custom 3D design, and renovations are concepts only. Trulisted can show new paint, floors or cabinets as a labelled concept beside the current photo, but never as a listing photo. Staging, twilight and decluttering are built not to change permanent features, and the review holds back results where it finds a change.

Your first listing is free with 8 credits, and you don't need a credit card. See plans and pricing.

Virtual staging disclosure rules, in brief

Whatever software you use, you're responsible for your ads.

  • California: Since January 1, 2026, AB 723 requires a statement that the image was altered, plus a link or QR code to the unaltered original.
  • British Columbia: BCFSA advises labelling altered or AI-enhanced photos, and BC's rules prohibit misleading advertising.
  • REALTORS® in the US: Article 12 of the NAR Code of Ethics requires you to "present a true picture" in your advertising.
  • Your MLS® board may have its own rules on labels, photo order and how many altered photos you can use.

So check how each tool helps you label the photo and share the original. A watermark added by hand works, but it's one more step to forget. Our full guide explains what you must disclose in Canada and the US, and our compliance page shows how Trulisted helps. Rules vary, so check your board and brokerage.

How to choose: a quick checklist

  • Test two or three of your own photos, including one small room and one furnished room.
  • Check furniture scale against the doors and windows.
  • Compare each staged photo with its original: walls, windows, floors, fixtures and views should match.
  • Work out the cost per photo you keep, including retries.
  • Confirm the tool can remove furniture, or plan another step for furnished rooms.
  • Decide how you'll label each photo and publish the original.
  • Read the terms: commercial use, who owns the output and what happens to your photos.
  • Think about timing: do you need photos the same day, or can you wait 48 hours?

Frequently asked questions

Is virtual staging worth it?

For most vacant listings, yes. Empty rooms look smaller and colder in photos. Virtual staging shows scale and use for a small part of the cost of physical staging, and AI tools have it ready the same day. It's less useful when a room is already well furnished. Always label staged photos and show buyers the originals.

How much does virtual staging cost per photo?

As of October 2026, most AI staging apps cost about US$0.25 to US$5 a photo on monthly plans. Pay-per-image tools and human services cost about US$7 to US$24 a photo, and humans usually take 24 to 48 hours. Trulisted uses one credit per staged photo: about US$1.24 each on Pro, with the full listing kit included.

Is there free virtual staging software?

Several tools let you try first. As of October 2026, REimagineHome offers 5 free designs, PhotoUp 5 free credits and Apply Design a free first image. Trulisted's first listing is free with 8 credits and the full listing kit, no credit card needed. Unlimited free staging is rare, and free results may carry a watermark.

Do I have to disclose virtual staging?

In practice, yes. Since January 1, 2026, California's AB 723 requires a disclosure and a link to the original photo. In BC, BCFSA advises labelling altered photos, and the NAR Code of Ethics requires a true picture in advertising. Many MLS® boards add their own rules. Put a clear label on the image itself and publish the original. Check your board and brokerage for local rules.

Can AI stage a furnished room?

Yes, in two steps. AI staging needs open floor, so the existing furniture is removed first, then the empty room is staged. Trulisted's full room transformation does both for 2 credits, and you keep both photos, each labelled. Check the result closely: the walls, floors, windows and fixtures should match the original.

What is the best virtual staging software for real estate agents?

It depends on how you work. For high volume at a low price per photo, try a dedicated AI app like Virtual Staging AI or Collov AI. For a person's touch, try BoxBrownie or Styldod. If you want staging, labels, an originals page and your listing marketing in one place, Trulisted is built for that. Test a few on your own photos first.

Who owns virtually staged photos?

It depends on each tool's terms, so read them before you sign up. Some, like Collov AI, list a commercial photo licence on their plans. With Trulisted, you keep ownership of what you upload and the outputs made from it. Either way, you need the photographer's permission to edit their photos and the seller's permission to market the home.
