Canadian and US mortgage rules
The calculator uses your country's rules. In Canada it applies the stress test (the higher of the rate plus 2% and 5.25%), housing costs up to 39% and all debts up to 44% of income, the minimum down payment (5%, 10%, and 20% from $1.5M), CMHC insurance below 20% down, 30 years for first-time buyers and new builds, and Canada's semi-annual compounding. In the US it uses 28% and 36% of income, a 3% minimum down payment and PMI.
It shows the most they may afford, a more comfortable budget, the monthly payment, an estimate of property tax and the down payment.
The example interest rate
Our team keeps an example rate up to date: a typical 5-year fixed rate in Canada and a 30-year fixed rate in the US. You can set your own in Settings → Website → Card & calculator, and buyers can change it on the page.
Leads that come with a budget
When a buyer sends their estimate, the lead shows their income, debts, savings, the rate used and the price they may afford, worked out again on our server. It arrives on your Leads page, by email and in your CRM if you've connected one.

Built to help you follow the rules
Every result says it's an estimate for general information only, not a mortgage approval, pre-qualification or financial advice, and suggests talking to a licensed mortgage professional. The words “approved” and “pre-qualified” are never used. Your brokerage name shows on the page.
How Trulisted handles compliance →Affordability calculator: questions agents ask
Does the calculator include Canada's stress test?
Yes. It qualifies at the higher of the rate plus 2% and 5.25%, with Canada's 39% and 44% limits, minimum down payments and CMHC insurance.
Is the affordability calculator free?
Yes, on every plan. You need a web name, set on the Basics tab of Settings → Website.
Is it a mortgage pre-approval?
No. It's an estimate for general information only. Buyers should talk to a licensed mortgage professional before making an offer.
Where does “Can I afford this home?” show?
On your listing websites, when your agent website is live. It opens the calculator with the home's price filled in.
